For flats, houses, offices and shops. Pick the closest one in the form, the plumber asks for the details.

Sinks, showers, baths, toilets and drain pipes that drain slowly, smell or overflow, unblocked with the right tools.

    Bathroom and kitchen plumbing

Shower, bath, washbasin, sink, dishwasher and washing machine connections for a renovation or a new appliance.

    Taps, sinks and radiators

Dripping taps, worn valves, wobbly sinks, a toilet that keeps running, radiators that leak or stay cold.

    Leak detection

A damp patch, a water bill that jumps or a meter that turns with every tap closed: the plumber looks for the hidden leak.

Brussels is full of early 20th century maisons de maître and terraced houses divided into flats, especially in Ixelles, Saint-Gilles, Etterbeek and Schaerbeek. Old cast iron drains, shared risers and gas boilers installed in kitchens or cellars mean leaks, blockages and boiler breakdowns are the most frequent calls. Brussels tap water is hard, so limescale affects boilers, water heaters and washing machines.

In older buildings lead pipes can still be present. In the Brussels Region gas boilers must be checked by an approved technician at least every three years (every year for oil), which is also when many small plumbing issues are spotted.

Typical market prices EUR 50-70/hour excl. VAT + travel EUR 25-60, emergency call-out EUR 100-450 depending on time and parts (indicative)

Indicative range seen on the local market, not a quote. The final price depends on the job and is agreed directly with the plumber before work starts.

    Plumbing questions in Brussels

How much does a plumber cost in Brussels?

Indicative prices for an emergency call-out are between 100 and 450 euro depending on the time, the problem and the parts. Many plumbers charge travel plus an hourly rate, and planned work is quoted in advance.

    Do the plumbers speak English?

Many do, and others speak French or Dutch only. Tell us your preferred language in the form and we try to match you with someone who speaks it.

    What should I prepare?

Close the main water valve, usually near the meter in the cellar or in the kitchen, take photos of the problem and the boiler model, and inform the building's syndic if the leak affects common parts or neighbours.

I rent, who pays for the repair?

Under Brussels tenancy rules, small maintenance repairs are generally for the tenant and larger repairs and wear for the landlord. Contact your landlord or agency first unless it is urgent.

Can you help with a boiler that stopped working?

Yes, boiler breakdowns are common in winter. Have the brand and model ready, and check whether the pressure gauge shows enough water pressure.

    Is VAT 6% or 21%?

For repairs and renovation in a private home that is more than 10 years old, VAT is generally 6%. Newer homes and professional premises are invoiced at 21%. Check which rate appears on the quote.

A leak, a blockage, no hot water?

Describe the problem in two minutes. A local plumber calls you back and agrees the price before any work.
